When is my payment due? 50% is due at the time of booking/reserving your date. The 50% balance/final payment is due 30 days prior to your event.
Is a security deposit required? Yes, it is based on your amount and the number of guests, it is payable 30 days prior to your event and will be reviewed and returned within 1 week after your event based on damages if any.
Can I have early access? We allow 3 hours prior to your event. If you would like to purchase additional time there is a charge per hour based on availability.
What time must my items be cleared? We suggest booking an extra 2 hours for cleanup. If the event is Noon to 6pm you will book 8 hours total. Additional time if available, can be purchased per hour or we will assess a cleaning fee starting at $250.00
Can I sell alcohol? NO the state does not allow this, please check with your caterer they most often have a liquor license and can sell and or serve same.
Can we add additional guest count .. a modification of plus or minus 10% is acceptable. Other than that please call for authorization, and to receive modified rate for increase if necessary.
Do I need insurance? Yes you must provide a liability policy and we must be named. (many homeowner policies will write/sell you a binder policy, or recommend a local broker for you)
Do my vendors need to be approved? Yes, they do not need to be on our approved or recommended list, they must however provide verification of their license and insurance.
We highly recommend working with event planners. In most cases based on their industry contacts they can actually save you money. They definitely save you a lot of headaches and time.

Are minors allowed, if modifications are made, and or if they are not in the pool area, yes, please call for restrictions.
Can we modify or make alterations? No modifications or permanent changes to the property can be made. You can use command strips or the like for temporary hanging of items.
Can we add lighting? Yes, you must submit a plan for approval. Your installer must be licensed and insured. They will use temporary hooks, and or posts.
Do you provide restroom or cooking facilities ? No we do Not. You are renting an outside location be it the front or the rear. Please make arrangements for your restrooms to be delivered. Also verify if your caterer or food truck meets the size guidelines for our alley access driveway.
